If you’re searching for a boutique hotel in Rockport, MA that offers more space, more privacy, and a stronger sense of place—welcome.
After more than 15 years apart, the original Carriage House at Addison Choate has been fully renovated and reunited with the main inn for the first time in over a decade. Once home to horses and carriages, this historic building now offers two beautifully designed, two-floor luxury suites that blend timeless elegance with the comforts of modern coastal lodging.
This is Rockport hospitality—done quietly well.

Unlike traditional hotel rooms, the Carriage House offers two private, two-level suites, each designed to feel more like a residence than a rental.
Both suites feature:
Full luxury kitchens (ideal for longer stays or relaxed mornings). These are not your standard builder grade cabinets. They are solid wood, custom cabinets with quality unlacquered brass hardware that harkens back to a time when things were built to last.

Marble bathrooms with refined, understated finishes provide timeless elegance to the space.
Comfortable living spaces across two floors provide an opportunity to spread out, relax and just enjoy some down time.
Private outdoor patios for morning coffee or evening wind-down make for beautiful gathering spaces.
Separate entrances for added privacy. No need to traipse through a lobby or past another guest that wants to tell you their life story. Just pull in your own private driveway and head into your personal cottage space.
For travelers looking for Rockport MA lodging with space and flexibility, the Carriage House offers something rare: the ease of a boutique inn with the feel of a private retreat.

The Carriage House design leans deliberately away from fleeting boutique hotel trends and toward something more enduring.
Inspired by English cottage interiors and the building’s equestrian roots, the spaces are layered, warm, and intentional, never flashy, never overdone. Every detail was chosen to age gracefully, ensuring the suites feel just as inviting years from now as they do today.
Designed by owner, Courtney Tulley, the Carriage House, “…takes a step away from modern design where furniture lines and room colors have become homogenized. Everything is clean, modern, and white, gray or beige. There’s wrong with that, but we wanted a space that was boldly unapologetic in its quest for coziness, and we think we have achieved that.”
This philosophy mirrors Addison Choate itself: a historic inn in Rockport, MA where comfort, character, and craftsmanship come first.

Tucked just steps from the main inn, the Carriage House offers a quieter stay while remaining walkable to everything that makes Rockport special.
Guests enjoy easy access to:
Downtown Rockport shops and galleries
The Shalin Liu Performing Arts Center
Front Beach, Back Beach, and the harbor
Coastal walking paths and scenic overlooks
Dining, art, and local events year-round
Whether you’re visiting for a long weekend or a longer coastal escape, the Carriage House provides a calm, comfortable home base in Rockport, Massachusetts.

Some renovations are about reinvention.
This one was about reunion.
Bringing the Carriage House back into the Addison Choate family wasn’t about creating something trendy, it was about restoring something meaningful. The result is a boutique hotel experience that feels grounded, thoughtful, and unmistakably Rockport.
