For more than 45 years, the Addison Choate has served Rockport, MA and the surrounding community as a warm and welcoming bed and breakfast. The Addison Choate has recently undergone some stunning renovations that complement the historic charm of the property and significantly enhance the staying experience in this Rockport MA Hotel.

Listed on the National Historic Registry, this quaint boutique hotel offers uniquely-designed guestrooms with king- or queen-sized beds, new marble bathrooms, persian rugs, smart televisions with streaming services such as Hulu, NetFlix and YouTube TV, high speed internet, and a small refrigerator.

The rooms at Addison Choate are all lovingly appointed with unique, alluring pieces of artwork. The goal when redesigning was to provide guests with a unique staying experience that provides the modern amenities of a 4 star hotel, while breaking away from common hotel homogeneity and maintaining the comfort of a bed and breakfast.

In addition to the decor, technology and modern updates, the beds and mattresses in each room are all brand new. The mattresses are from organic nest bedding and combine the firmness of coil with the plush comfort of foam to provide our guests with the most comfortable sleeping experience possible.

Amenities

We offer thoughtful amenities including private baths, plush towels, bathrobes, complimentary Wi-Fi, and fine appointments.  Each afternoon, guests may enjoy treats such as homemade cookies or other sweets.  When the evenings are cooler, delight in a cup of hot tea or coffee.

Each morning, breakfast is provided with granola, yogurt, fresh fruits, cereal, assorted muffins and more.  Guests can choose to dine on our awning-shaded porch or in our lovely dining room.  The Hotel’s porch overlooks our perennial garden; the perfect place to eat, a leisurely afternoon chat, a curl-up with a good book, or just to sit and watch people stroll by.

 Reservation Policies

• All rates include breakfast each morning.
• All rooms have a private bath and air-conditioning.
• Free parking for guests (one parking space for each reserved room)
• Rooms are available after 3:00 p.m.  Check-in before 7 p.m. is requested. When possible, please let us know your arrival time. Check-out is 11 a.m.
• Rates are based on double occupancy and are subject to a 11.7% room tax.
• One-night reservations are billed in full at time of reservation.
• For reservations of two nights or longer, a 50% deposit is required to secure the reservation. Balance is due upon arrival.
• Guests can cancel until 14 days before arrival and receive their deposit, less a $30 processing fee. Deposits will not be refunded if the reservation is canceled within 14 days before arrival and guests will be billed in full for the stay.
• If the guest doesn’t check in on the reservation date, they will be charged the total price of the stay.
• Should it be necessary for you to depart earlier than your confirmed date, you will be responsible for the full amount of the intended stay.
• The guest name on the reservation must occupy the room(s) (unless arrangements for a gift are made in advance).
• Cash, MasterCard, Visa, and Discover Card are accepted.
• A two-night minimum stay is required on weekends, holidays, and for the July & August months.
• Smoking of any kind, including e-cigarettes, is not permitted at Addison Choate or the hotel property.
• Addison Choate welcomes children over the age of 12.
• Pets are not permitted.
